How Florida’s New HOA Law Impacts Your Website

Starting July 1, 2024, Florida passed new laws that impact Homeowners Associations (HOAs). These changes are big, and some will affect your HOA’s website.
- Required Website: HOAs with 100 or more properties must set up and maintain a website or mobile app by January 1, 2025.
- Access to Documents: The website must include digital copies of certain official records (listed below).
- Secure Area: The website must have a private section that only authorized users can access, keeping sensitive information safe from the public.

What are the website posting requirements?
- Governing documents such as covenants, bylaws, and amendments.
- Annual budgets and proposed budgets.
- Financial reports and monthly income or expense statements.
- Current insurance policies.
- Executed contracts and a list of bids received within the past year.
- Notices and agendas for upcoming member and board meetings.
- Director certifications and any documents indicating conflicts of interest.
